Architects dumped from apartment blocks to save money

Developers are hiring top architects to win tricky high rise permits, then dumping the architect and watering down their approved designs to save money, it has been claimed.

Gardens are being scrapped, extra apartments squeezed in, cheaper material used and decorative elements cast aside, city planners say.

They say this cost cutting occurs most commonly when property developers pay an inflated price for a block of land because it already has a high rise planning permit attached.

By paying a premium price for the property, adidas originals shoes ireland the new owners are forced to find savings elsewhere.

„Maybe the real estate agent says to them; ‚You Buy Adidas Nmd Human BB0621 Unisex Rose Red Online this at this price, there is a good chance you will be able to add 20 storeys on top‘ [to the existing planning permit],“ council’s planning chairman Ken Ong said.

„There are buyers out there who don’t understand the planning system who believe that.“

Adopting the new policy, Melbourne City Council recently asked the new planning minister, adidas originals shoes ireland Richard Wynne, to make it a condition forElenberg Fraser to be kept on as the architect of an 89 storeyhotel and apartment mega tower proposed for Spencer Street.

These rules have long been enforced in New South Wales. ItsState Environmental Planning Policy (SEPP) 65laws enshrine good design principles, such as a minimum of 50 square metres for one bedroom apartments. Many one bedroom apartments being proposed in Victoria are less than 45 square metres.

Sydney architect Tony Leung said though the demands of SEPP 65 were sometimes „a pain in the neck“, they prevented the „dark, black shoe box“ style of apartment buildings he believes are becoming more common in Melbourne.

„It doesn’t matter how bad you are as an architect, at least you create good internal amenity,“ Mr Leung said.

In the absence of any apartment standards in Victoria, Australian Institute of Architects president Jon Clements said there were concerns Melbourne would lose its status as the world’s most liveable city.

„Alot of architects are currently commenting on the rapid deterioration of Melbourne’s unique architectural identity through the approval of unnecessarily tall glass apartment towers,“ he said.

The Coalition state government was in the midst of considering apartment design standards before they were voted from office last month. The new Labor government has promised public guidelines „ensuring that developments enhance, rather than trash, Melbourne’s liveability“.

Meanwhile, the Greens, who won their first lower house seat in Melbourne, will push for a law requiring the original architect on any large building in the central city be retained from planning approval through to construction.
